The revitalisation of existing industrial sites is a central component of sustainable urban and location development. In Kiel, the industrial and commercial area BeachPlace The project involves rethinking a large area in order to enable modern commercial and industrial uses in the long term. Prof. Burmeier Ingenieurgesellschaft mbH – member of the SIERA Alliance its extensive expertise in environmental and dismantling management.

The round 340,000 m² site was to be gradually revitalised and developed for the future. The prerequisite for this was the professional demolition of extensive existing structures and the responsible handling of existing building pollutants.

As-built analysis and demolition as the basis for site development

In the course of the project preparation Building complexes with up to 15 existing buildings be demolished. The demolished building area comprised around 25.000 m² with a cubature of about 215,000 m³ of enclosed space.

The Prof. Burmeier Ingenieurgesellschaft mbH took over the Pollutant analyses of the building fabric and a comprehensive Inventory with mass determination. On this basis:

  • Detailed dismantling concepts
  • Work and safety plans
  • and the tender documents

created. Work began in the year 2022 and are expected to be completed in first quarter of 2026 completed.

Historic buildings at StrandOrt Kiel

In addition to more recent hall buildings with predominantly closed façades, there were several other buildings on the site. High-quality historic brick buildings and halls. These buildings reflect the Industrial culture of the early 20th century and significantly shaped the character of the location.

Some of these buildings were under Monument protection. Historically, the site was used for Military engines, tanks and rail vehicles produced. Due to this use, the area was for a long time Not open to the public – a circumstance that further increased the complexity of the project.

Logistical connectivity of the location

The StrandOrt Kiel has a distinctive Logistical infrastructure, which is of great importance for future industrial developments:

  • Existing Track connection, formerly connected to the MFG-5 site of the German Armed Forces
  • Two Road accesses in the north and south
  • Additional access options via neighbouring areas
  • Perspective Connection to a quay across the neighbouring Caterpillar site
  • Proximity to the Kiel airfield (less than five kilometres away)

These connections enable a clear separation of logistical transport and passenger transport and efficient organisation of material flows.

Performance share and role of Prof. Burmeier Ingenieurgesellschaft mbH

Prof. Burmeier Ingenieurgesellschaft mbH (BIG) was responsible for the following services in the project:

  • Investigation of the building fabric for use-related building pollutants including building pollutant register and demolition concept for five building complexes with cost estimate
  • Preparation of work and safety plans and coordination in accordance with TRGS 524 / DGUV 101-004 in conjunction with TRGS 519 and TRGS 521
  • Preparation and participation in the awarding of contracts for site clearance and building demolition services
  • On-site construction supervision and expert support for the demolition project
  • Safety coordination in accordance with BaustellV and coordination in accordance with TRGS 524 during construction work
  • Project completion and comprehensive final documentation

Sustainable land clearance as the basis for new utilisation

Through the stringent planning The demolition work was carried out in an orderly fashion, paving the way for the subsequent redevelopment. The demolition work was carried out consistently according to the state of the art. Building pollutants were safely recovered, while deconstruction materials – as far as possible – were remain in the material cycle.

With this project BIG – Member of the SIERA Alliance a sustainable contribution to the environmentally friendly transformation of existing industrial sites.

A Message from the Founder: Florian von Tucher

In the mid-2000s my involvement in development aid took me to some of the most remote and impoverished regions of the world. 

Northern Tibet, Mongolia, and Western China – where I was involved with the implementation of decentralised wastewater treatment systems, I realised I needed a deeper purpose. Though I later found success in real estate development, the desire to make a lasting impact never left me.  

A pivotal moment occurred when I was invited to Ghana by my friend and mentor, Cardinal Peter Turkson, who was the head of the Dicastery for the Promotion of Integral Human Development of the Catholic Church at the time. He has since been appointed the Pontifical Chancellor of the Academy of Sciences and the Pontifical Chancellor of Social Sciences.  

Cardinal Turkson had a profound influence on me. His invitation gave me the opportunity to witness firsthand the development needs of the country. We reflected on my experiences in China, and together, we envisioned a model of development that would take root in one community and gradually expand. We believed that small, strategic steps could lead to lasting transformation – just like the biblical parable of the mustard seed, which grows into something far greater than its humble beginnings. 

Cardinal Turkson’s steadfast belief in this vision and encouragement became the base upon which the Mustard Seed Foundation was built. His unwavering support, wisdom, and guidance helped shape not just the mission of the Foundation, but my personal journey as well. 

With the encouragement of the Cardinal and the Integral Human Development (IHD) office, we initially operated with the IHD before establishing the Mustard Seed Foundation as a stand-alone organisation in Germany. We have been fortunate to receive support from numerous European donors, a humble reminder that our mission is not just about individual efforts – it is about collective impact. 

Collaboration has been a cornerstone of our work. We have partnered with organisations like Caritas and Rotary International to extend our reach. One of our most impactful collaborations has been with M&P Group, who donate their engineering concepts, project supervision, and high-quality technical execution, allowing 100% of donor contributions to go into the projects themselves. 

One such initiative is the Clean Water Initiative, launched in partnership with M&P Group. In 2024, we completed a well in Ndoss, Senegal, significantly improving agricultural efficiency and empowering the local community. This project epitomises our commitment to sustainable solutions – starting with clean water and gradually building infrastructure that supports long-term development. 

Our work aligns closely with the United Nations Sustainable Development Goals (SDGs), focusing on poverty alleviation, economic empowerment, environmental sustainability, and humanitarian aid. Our model is simple but effective: start with one project and expand, year by year, to create an ecosystem of support. A water well leads to a school, which leads to renewable energy solutions, which, in turn, fosters economic opportunities. Over time, these efforts cumulatively transform entire regions. 

The Mustard Seed Foundation is a testament to what can be achieved with nothing more than a vision, a strong commitment, and the faith of a mustard seed. Yet, none of this would have been possible without the belief and encouragement of Cardinal Peter Turkson. His unwavering faith in our mission gave me the courage to persevere through challenges and continue expanding our impact. As we continue our work, we remain driven by the belief that small beginnings can yield great outcomes, inspiring hope and lasting change in the communities we serve. His legacy of faith, vision, and commitment to human dignity is deeply woven into every initiative we undertake.
